Terms of business

a) The agreement to provide an Energy Performance Certificate (EPC) is solely between the property owner (The Applicant), or their authorised agent, and Energy Performance Certificates Glasgow Ltd (The Company), and is conducted on the following terms and conditions

b) The fee for providing the EPC will be agreed between the Company and the Applicant, either in writing or by e-mail, and payment must be received in full prior to survey.

c) Should the Company be unable to provide the Applicant with the completed EPC within five working days of survey, then the Applicant will be advised accordingly. The company reserves the right to cancel any agreement with the applicant and will refund any fees paid should this occur.

d) The EPC provided will be issued and prepared using software agreed in accordance with the standard protocols as specified by the Scottish Building Standards Association on behalf of the Scottish Government, utilising standardised assumptions regarding construction, occupation, heating, lighting and hot water usage, under the Reduced Data Standardised Assessment Procedure in operation at the time of inspection. Estimates of fuel costs and carbon dioxide emissions in the completed Energy Report relate solely to these assumptions, and take no account of individual usage of heating, cooking or other appliances within the property.

e) The inspection will be restricted to a visual, non destructive survey of the property, for which access will be required to all internal areas of the property, including loft spaces and basements (if any), together with free unobstructed access to all heating and hot water appliances or systems, and utility meters. The Applicant will take all necessary action to ensure that access can be made and take all reasonable steps to ensure the safety of the surveyor during the period of inspection. Should free access to all necessary areas not be granted at the time of initial survey, the Company reserves the right to charge an additional fee for any further visit required to collect the required date for completion of the EPC.

f) Recommendations shown on the Energy Performance Certificate in relation to improvements to the property’s energy efficiency are for the use of the property owner only. The Company cannot make specific recommendations regarding works which the owner may wish to undertake, and cannot provide quotes, estimates or recommend suitable contractors. It is the owners’ responsibility to ensure that planning consents, building warrants or other necessary approvals for improvement or alteration to the property are obtained.

g) The Company will accept no liability for any inaccuracies in the completed EPC which are the result of inaccurate or incomplete information supplied by the Applicant prior to or during the survey.

h) The applicant is advised under the terms of the Data Protection Act 1998 that contact details (i.e. name, address, telephone and e-mail address of the Applicant) will be held by the Company for reference purposes only and will not be passed to a third party without the Applicants consent.

i) On completion of the EPC details will be registered with a government database, the Home Energy Efficiency Database (HEED).
